Sheer determination has it's rewards if in the right place. Reminds me of
my inquiry to lease an unused and abandoned, infamous, and historic commercial kitchen in the "Mainline" of Philadelphia. A rabbi had to supervise me in the kitchen to the tune of about $100/hour. No deal was struck - go figure...
