NFRC Last Saturday we had 3 showings on the house, last Sunday we had 2 contracts.

Not yet, but we will be spending Friday, Saturday, and Sunday with a Realtor house hunting.

I will need to clarify that with Last Meal "Prepared" because the last meal will be Chinese take out and the first meal will be leftovers!

 
Okay, I don't get it. How much quicker is a cash sale? Bank financing is less than 30 days, no?

I worked in commercial finance and there, the timelines are much longer. I remember when I bought my first house I was like, "That's it?" It was done in the blink of an eye, or so it seemed.

Lenders are much stricter these days, especially with someone looking for 95 percent financing.

Sometimes you don't find out until shortly before closing that the loan was not approved. Of course your new home should have a contingency that the old house closes first. A cash sale removes many headaches.

 
Ah, got it. I didn't know 95% financing was even available now. These are interesting times!
